1. Overview
Thailand offers two retirement routes to foreign nationals aged 50 and over, both of which can be applied for inside the country. The Non-Immigrant O-A runs for one year at a time and is renewed annually without leaving Thailand, while the O-X covers up to ten years — issued in two five-year blocks — and is open only to nationals of selected countries. Both are granted against specific financial and health conditions that must be satisfied at application and again at every renewal.

- Residency Intention: Must reside in Thailand for retirement purposes (working is not allowed).
- Health: Free from prohibited diseases (medical certificate may be required).

3. Financial Requirements
Financial requirements differ between the two retirement visa types:
- O-A (1 Year): THB 800,000 in a Thai bank account (kept at least 2 months before first application and 3 months for renewal), OR monthly income of THB 65,000, OR a combination of savings and income totaling THB 800,000 annually.
- O-X (5–10 Years): THB 3,000,000 deposited in a Thai bank, OR a combination of THB 1,800,000 + annual income of THB 1,200,000. After the first year, a minimum of THB 1,500,000 must remain in the account.
Immigration officers will check your Thai bank account directly at renewal.

- Police clearance may be required at first application.

5. Application & Renewal Process
- Open a Thai bank account and deposit the required funds.
- Obtain supporting documents from the bank.
- Prepare all required documents and copies.
- Submit application at the local Immigration Office in Thailand.
- Pay the application fee (approx. THB 1,900 for extensions).
- Collect visa stamp once approved.
Ongoing Obligations
- 90-Day Reporting: Every 90 days, you must report your residential address to Immigration (online, by mail, or in person).
- Annual Renewal (O-A): Renewal requires proof of continued financial stability and valid insurance.
- Deposit Maintenance: For O-A, funds must remain in your account for at least 3 months after renewal; for O-X, minimum balance rules apply.
- No Employment: Retirement visas strictly prohibit any form of work in Thailand.

No. A retirement visa does not permit employment in Thailand in any form, and taking work for a Thai employer puts your permission to stay at risk. Remote work for an overseas employer is not authorised by this visa either; if you intend to work, a Non-Immigrant B visa with a work permit, or a DTV, is the appropriate route.
Most applicants begin 30 to 45 days before their current permission to stay expires. The bank funds must already have been held for the required qualifying period by the time you apply, and immigration offices are busier at certain times of year, so starting early leaves room to correct any paperwork.
A spouse cannot be added to your retirement extension. They normally apply for their own permission to stay as a dependant, granted alongside the main applicant’s extension, which carries its own documents and financial evidence. We can prepare both applications together.
